Below is a typical example of a staffing structure for a full BtR amenitised scheme that would typically be implemented on an Allsop managed scheme. We have included examples of people who already carry out these roles across our other award winning sites and feel strongly that this combination of strategic management, customer service, and true resident engagement is able to deliver an exemplar site based customer experience.

That said in order to sustain a staffing structure of this type it is important to take into account the scale of the asset. In this case we do not believe Lampworks has the scale to sustain such a structure and does not have a heavily amenetised product. We believe we should consider the Lampworks as a "BtR Lite" product offering residents a best in class customer experience that is more tech driven with some staff interaction at site. This will ensure the site is able to operate competitively on rents whilst still delivering a strong GTN and NOI. Varying combinations of the roles outlined above are possible and we would welcome the opportunity to discuss these with you in order to mutually agree what Cordia's aspirations are for their scheme.

Resident engagement isn’t simply a buzz word and it is important the structure and service offering underpins a BtR premium on the rent. Just as importantly it will ensure resident churn can be managed which in turn allows greater scope to manage the expiry profile of the scheme and in turn drive renewal and relet rents during peak season to optimise NOI.

Lampworks is a unique asset and positioning the scheme in the market appropriately will be important to ensuring rents are achieved and sustained. Reputation and lived experience will be vital to ensure we maintain appropriate lease up velocities.
