Below is a typical example of a staffing structure and profiles for the schemes. You will note there is a subtle difference between the teams with the co-living team having a Resident Engagement Manager rather than an Assistant Manager on the BTR scheme.
We have included examples of people who already carry out these roles across our other award winning sites and feel strongly that this combination of strategic management, customer service, and true resident engagement would bring the sites alive.
Resident engagement isn’t simply a buzz word it ensures the premium on the rent can be justified and will ensure we achieve the budgeted rents. Just as importantly it will ensure resident churn can be managed which in turn allows greater scope to manage the expiry profile of the scheme and in turn drive renewal and relet rents during peak season to optimise NOI. We believe whilst there are nuances between co-living and BTR our platform is capable of delivering an exceptional customer experience whether it is co-liv or BTR.
Reputation and lived experience will be vital to ensure we maintain appropriate lease up velocities. We feel very strongly that as a result of our work on The Octagon we have been able to gain valuable insight into how the CDL team like to work. We also believe we understand CDL’s product and their aspirations for multi-family standards. This should enable Allsop to deliver both schemes effectively and uniquely to market.
