Allsop are synonymous with high quality Asset and Property management in both the BtR and SFH space. We have mobilised a number of award winning BtR and SFH schemes and understand what it takes in order to achieve a best in class operational asset. From design and procurement specification through to brand creation and customer service we believe we can curate a service that achieves the financial returns required by our clients.
Allsop pursue independent scrutiny of our service through HomeViews which is a wholly independent customer review platform a little like TripAdvisor. In this manner we’re able to collate data on resident feedback and ensure this informs future design and procurement decisions made by our clients on their sites.
Allsop have been able to utilise this experience and knowledge to take on schemes across the sector that have required operational improvement. This improvement has helped reposition the schemes as best in class within their markets but also achieve improved financial returns for our clients.
Schemes and Developments

Eda, Manchester
Winner of the 'Top Rated Rental-Only Community (North West)' at the 2025 HomeViews awards, Eda launched in late 2023. Comprising 290 pet friendly apartments across 27 floors, it is currently the tallest building in Salford. On-site amenities include a private dining room, games room, cinema, gym, resident lounge, co-work space, rooftop terrace, communal garden, and a 24 hour concierge.

The Trilogy, Manchester
The Trilogy was awarded 2nd place in the 'Top Rated Rental-Only Community (North-West)' category at the 2025 HomeViews awards and twice awarded "Top Build to Rent Development in the UK" by HomeViews (2019 & 2022), the industry's only awards based on residents' ratings. Comprising 232 pet-friendly apartments. On-site amenities include a fully equipped gym, resident lounge, communal garden and 24-hour concierge.

The Keel, Liverpool
Awarded 3rd place in the 'Top Rated Rental-Only Community (North-West)' category at the 2025 HomeViews awards the Keel is a 240 apartment BTR permitted development situated on Liverpool’s waterfront. The site was developed by Glenbrook and funded by Moorfield. The site has the added complication of straddling Queens Dock although has recently benefited from a £2m water source heat pump installation one of the first of its type in the UK.

The Lark, Nine Elms
The first Build to Rent development in London's Nine Elms district launched in the autumn of 2022. Comprising 195 pet-friendly apartments in the heart of South London. On-site amenities include a fitness studio, cinema room, resident lounge, coworking spaces, meeting rooms, podium garden, and 24-hour concierge.

Phoenix, Leeds
Phoenix is a JV between The Khalatschi family and student specialist Torsion. Torsion engaged Allsop for our BtR specialist advice, we have subsequently created a brand, assisted with procurement, recruited an onsite management team and will be mobilizing and launching the scheme in May 2024.

The Octagon, Birmingham
The Octagon is 370-unit BTR scheme, forwarded funded by City Developments Ltd, a Leading global real estate company in Singapore.
The Octagon is the world’s first purely octagonal high-rise residential building, creating an instantly recognisable addition to the skyline that will become as iconic as other modernist city landmarks such as the Rotunda. Rising to a height of 155 metres, the tower is Birmingham’s tallest building, providing residents with unprecedented views of the cityscape and beyond.

Fairfax, Manchester
The Fairfax is a 488-home build-to-rent project, and is a £165m forward-funding partnership between Roundhill Capital and Olympian Homes
Once completed the development will be a landmark building on the approach into the City of Manchester either via train or by car and, by its prominence, will define this new urban residential area.

Alameda, Wembley
KKR, a leading global investment firm, acquired Alameda and Beton from Quintain in 2024, in a £250m transaction.
Alameda and Beton, completed in 2019 and 2020 respectively, comprise 490 BtR units across two buildings and circa 40,000 sq ft of retail and leisure space. The buildings hold BREEAM “Excellent” and WiredScore “Platinum” ratings.

Beton, Wembley

X1, Manchester
Starlight forward funded and X1 developer and consisting of 358 apartments. The site sits on the edge of Media City. This deal represented the first of Starlight’s UK acquisitions (Starlight own 80,000 units in the US) and is the culmination of 3 years consultancy advice provided by Allsop to Starlight on what should be considered best in class for BtR.

Duet, Manchester
Duet, a 280 BtR scheme forward funded by Moorfield and delivered by BtR specialist developer Glenbrook PC’d in 2019. Winner of 6 Homeviews Excellence Awards in 2019,2020 and 2021 the scheme also won BtR asset of the year in 2021. The scheme was one of the first BtR sites in the country to trade as a stabilised asset with a sub 4% net yield.

Liverpool Waters, Liverpool
Liverpool waters consists of 268 1,2 and 3 bedroom apartments and forms part of Peel’s regeneration of Liverpool waterfront. The scheme was Starlight’s second acquisition in the UK. Allsop are providing extensive advice including rents, opex, marketing and interior design.

Milliners Yard, Liverpool
Milliners Yard is Columbia Threadneedle’s first BtR acquisition, consisting of 265 1 and 2 bedroom apartments. The scheme also has a voluntary DMR tenure type which Allsop manage. Allsop have been responsible for brand creation, mobilisation and will manage the asset on behalf of Columbia Threadneedle.

The Pioneers, Rugby
Winner of the Top Rated Single Family Housing Community at The HomeViews awards 2025, the Pioneers is a brand-new rental development with a collection of two and three-bedroom family homes in Rugby. Funded by Savills IM the site consists of 149 houses delivered over a 12 month period. Allsop have been responsible for mobilisation, marketing and stabilisation.

Union View, Dartford
This represents Packaged Living’s third single family housing scheme to be launched, again Allsop have been central in mobilisation, marketing and lease up and will manage the homes once they all complete. The scheme has two sites separated by a valley and will be made up of 98 homes ranging from two to fours bedrooms integrated with low rise social housing apartment blocks. The scheme launched in May 2024 and is due to be completed within 12 months.

Assembly Park, Telford
Developed by Vistry and funded by Aviva Homes through their partner Packaged Living. Allsop have provided specification and mobilisation advice on this scheme. PC is April 2023 with 195 two and three bedroom properties being brought to market. It is anticipated the scheme will deliver a best in class private market solution for the area. Aviva’s ESG requirements are high for this portfolio and as a result advice has been based around their wider fund considerations.

Spinning Fields, Braintree
Spinning Fields represents one of three schemes recently acquired by Packaged Livings platform funded by Aviva. Allsop are involved with creating a brand identify, leasing strategy and are advising on an appropriate leasing strategy. Aviva approved reports for both operational and financial performance have been created and so these are a pass through direct from Allsop to Aviva.

Watling Grange, Harrogate
This scheme began on-boarding in Summer 2022 and will amount to 61 single family homes made up of houses and apartments on a prime site on the outskirts of Harrogate once fully delivered in 2024. This is Columbia Threadneedle’s first residential investment of this nature and therefore has been advised on, mobilised, leased and managed.

Merchants Yard, Ipswich
Merchants Yard is the latest development from Packaged Living. Standing proudly on one of Ipswich’s most prominent riverside streets, this scheme will deliver 163 brand new rental homes. A selection of 2, 3 and 4 bedroom properties which offer strong sustainability credentials and are highly efficient, incorporating technologies including Air Source Heat Pumps and smart thermostats to help minimise carbon footprint and utility costs. First handover is due Q2 2024.
