Comprehensive Safety Case Support – Delivered with Clarity, Certainty, and Confidence
Under the Building Safety Act, every high-risk building is legally required to submit a detailed Safety Case and Safety Case Report to the Building Safety Regulator (BSR). This is not a generic or standardised process, each building must be assessed and supported on its own merits. Every service outlined in our proposal is essential to ensuring a compliant submission tailored to the unique characteristics of each property.
At Allsop, we simplify this complex process. Developing a robust Safety Case demands a thorough review of key documentation and the creation of a clear, evidence-based rationale that demonstrates the safety of the building. Crucially, our involvement does not end at submission.
Following submission, the BSR will review the Safety Case Report, with the support of independent consultants specialising in areas such as structural and fire safety integrity. Based on our extensive experience, the feedback and questions raised can vary significantly, even between buildings of similar design and height. One submission may result in minimal queries, while another could generate substantial follow-up. This variability is inherent in the process and underscores the importance of expert guidance.
When the BSR issues a request for further evidence or clarification to support the safety claims made, the Principal Accountable Person (PAP) is given just seven calendar days to respond. Preparing a comprehensive and accurate reply within this limited timeframe requires not only technical proficiency but also in-depth knowledge of the specific building. A poorly constructed or delayed response can significantly hinder, or potentially jeopardise, the entire certification process.

Important Note on Regulator Fees
Please be aware that fees charged by the BSR for reviewing each Safety Case Report are not included in our fixed rate. These charges are the responsibility of the PAP and are determined solely by the Regulator. They can vary based on the complexity of the submission and the expertise required to review it. For example, we have seen charges range from £4,000 to £9,000, even for two near-identical buildings.
