As referenced earlier, Allsop have access to a huge data set which we leverage for the purposes of marketing strategies. The below data demonstrates travel patterns for individuals working in Trafford but living elsewhere within the Greater Manchester area. The graphic also shows those individuals living in Trafford and where they work. This type of data is vital if we are to understand our target market.


Whilst Allsop are able to consider past and current data trends, we do need to consider the unknown results of the renters rights bill. One consideration is how this will affect supply within the market. The graphic below demonstrates a medium term tenancy for buy to let landlords to reposition their portfolios to a student market. A potential impact of the bill is that some student stock may well become PRS stock as landlords move away from students who may not be permitted to pay rent in advance. This would obviously have an impact on the supply demand balance. Allsop are keeping a close eye on how the market might shift and will continue to provide this data to Moorfield throughout the mobilisation period as we refine our marketing rents in advance of launch.
